Electrical Testing
The electrical installation in a property is what allows everything to work.
When you turn on a switch the light comes on, when you turn on a socket the television comes on etc.
The electrical installation when first installed will have been completed by an electrician and tested to the current regulations and an Electrical Installation Certificate will have been issued. This certificate shows that the installation was designed and carried out by a suitably qualified electrical engineer and that all the circuits have suitable protection.
Over time Regulations change and the installation deteriorates, this is why regular Inspection and testing should be carried out to the property to ensure that it remains in a safe condition. Some properties require more regular testing than others depending on the use and occupation of the property.
We can carry out a periodic test and inspection on your property known as an ‘Electrical Installation Condition Report’ which will highlight any issues requiring attention. We can then provide you with a quotation for any remedial work required. We will also provide a recommended time scale for when the installation will require testing next to ensure it remains in a safe condition.
The Electrical Installation Condition Report will find things such as,
- Under sized cables
- Not correctly protected cables and accessories
- Consumer units / distribution boards no longer meeting current standards
- Earthing and bonding issues
- Broken / damaged accessories such as sockets, lights etc
- Heat damage / loose connections
- Numerous other issues
If you rent a property, it is the landlord’s responsibility to ensure that the electrical installation is in a safe condition. The property should have an Electrical Installation Condition Report’ carried out between tenants and must indicate a ‘satisfactory condition’ of the property. Testing should then also be carried out regularly as stated on the report therafter.
